Hallandale Beach 55+ Communities: A Renter's Guide
September 14, 2026 · 4 min read
Some Hallandale Beach condo buildings are legally designated "housing for older persons" (55+). Federal fair housing law (the Housing for Older Persons Act) and Florida law allow these communities to set age rules if they meet specific requirements. Here is what renters need to know.
What a 55+ designation means
In a qualifying 55+ community, at least 80 percent of occupied units must have at least one resident aged 55 or older, and the community must publish and follow policies showing it is intended for older persons. Each association writes its own rules within those limits, including rules about occupants and guests.
How to confirm a building's status
Ask the listing agent or the association for the age policy in writing before you apply. Associations usually publish it in their rules or rental application packet. Do not rely on word of mouth. Policies differ building to building.
What to compare in any building
Whether a building is 55+ or all-ages, compare the same things: rent and fees, association application fees and approval time, pet rules, parking, amenities such as pools, gyms, and clubhouses, and the building's security features.
