South Florida Apartments With No Hidden Fees: What to Look For
September 12, 2026 · 4 min read
The advertised rent on South Florida apartments is rarely the full cost. Hidden fees are common and can add $200 to $500 per month to what you actually pay. Here is what to watch for.
Utility fees
Some buildings in South Florida charge flat utility fees on top of rent for water, trash, and sewer. These are not always disclosed upfront in the listing. Always ask: what fees are charged on top of the base rent monthly?
Amenity fees
Buildings with pools, gyms, or concierge services sometimes charge separate amenity fees ranging from $50 to $150 per month. These are separate from rent and sometimes from HOA fees as well.
Parking fees
In Hallandale Beach and Hollywood, parking is not always included in rent. Some buildings charge $50 to $150 per month for an assigned parking space. If you have two cars, expect to pay for both spots separately.
Pet fees
Pet deposits are standard but some buildings also charge monthly pet rent of $25 to $75 per pet on top of the deposit. This adds up to $900 per year per pet beyond your base rent.
HOA fees paid by tenant
In some South Florida condo rentals, the lease requires the tenant to pay the HOA fee directly. These can range from $200 to $800 per month and are entirely separate from rent. Always ask if the HOA fee is the landlord's responsibility or the tenant's.
How to get a true monthly cost
Before applying, ask the landlord or agent for a complete breakdown of all monthly charges including rent, required fees, parking, utilities, and any other recurring costs. Get it in writing before you submit your application.
