How to Get Your Rental Application Approved Fast
By Zach Curtis, licensed agent, Realty Hub, SL3664129. Updated October 18, 2026. General information, not legal advice.
When two applicants are both qualified, the one with the cleaner, faster application usually wins. In a market where most rentals are condo units with a landlord and an association, speed and completeness matter twice. Here is how to make yours the easy yes.
Before you find the unit
- Know your numbers. Many landlords ask for monthly income around 2.5 to 3 times rent. Know your credit range.
- Build your folder. ID, pay stubs or offer letter, bank statements, references, vehicle and pet info, as one PDF per adult. See the documents checklist.
- Have funds ready for application fees and the move-in total.
When you find it
- Ask four questions first: minimum credit and income, association approval and timeline, total fees, and pet policy.
- Apply the same day. Today our feed has 2237 live listings from $1,500 to $6,000 a month (median $2,500); the well-priced ones do not last.
- Include a short cover note (3 to 5 sentences): who will live there, your job and income, your move-in date, why you like the unit, and any explanation for a credit issue. Keep it factual.
- Match the lease terms the owner asked for: start date, lease length, no surprises.
Asking rents (not signed leases) from the long-term $1,500 to $6,000 listings in RentedFirst's BeachesMLS feed, calculated when this page loaded. Seasonal and short-term listings are excluded. Updated October 18, 2026.
The association package
Most delays come from the condo association step, not the landlord. To keep it moving:
- Get the association application as soon as the landlord says yes, and submit it complete.
- Every adult signs every page that asks for a signature.
- Pay the association fee the way it asks. Florida caps that fee per applicant, and a married couple or a parent with dependent children counts as one applicant (section 718.112(2)(k), Florida Statutes).
- Book any required interview or orientation quickly.

Mistakes that slow approvals
- Leaving out an adult who will live in the unit.
- Income documents that do not match the application.
- References who do not answer the phone.
- Asking to change the start date after approval.
- Undisclosed pets.
After approval
Read the lease, pay move-in funds only to the landlord, the broker's escrow account or the closing attorney named in the lease, and get association approval in writing before you book movers.
Let an agent do the chasing
Zach asks the screening criteria before you pay, packages the application, and follows up with the listing agent and association. Renters pay no fee to RentedFirst. Browse: Hallandale Beach, Hollywood, Aventura, Dania Beach.

A sample cover note
"Hi, I'm applying for unit 1205 with a move-in date of the 1st. I work full-time as a nurse at a local hospital and earn about 3.2 times the rent; pay stubs and bank statements are attached. I have rented my current apartment for three years and my landlord's contact is included. No pets. Thank you." Keep it to facts like these; do not include anything about your family, religion or background, which are not part of the screening.
If you are not approved
Ask whether a guarantor or a different unit would change the answer. If the denial was based on a screening report, you are entitled to an adverse action notice that names the screening company; get your free copy and check it for errors before applying again.
Keep copies of everything you submit and note the date you sent each document. If the association asks for something again, you can resend it the same day.
Frequently asked questions
How long does it take to get approved for an apartment in South Florida?
Landlord approval can be quick; condo association approval adds days to weeks depending on the building.
Should I include a cover letter with my rental application?
A short, factual note about who will live there, your income and move-in date can help, especially if you need to explain a credit issue.
