Renting Near the Beach or Gulfstream Park in Hallandale Beach
By Zach Curtis, licensed agent, Realty Hub, SL3664129. Updated October 18, 2026. General information, not legal advice.
In Hallandale Beach the big choice is which side of the Intracoastal Waterway you live on. East of it, along South Ocean Drive (A1A), you can walk to the sand. West of it, along US-1, you are near Gulfstream Park, groceries and the main bus routes. Here is what each side costs today and how it feels to live there.

Living by the beach
- Buildings: mostly high-rise condo towers with pools, gyms, front desks and garage or valet parking. Older mid-rises exist too.
- Daily life: the beach is a short walk, but most errands mean driving over a bridge to US-1.
- Costs beyond rent: association approval and fees, sometimes paid guest parking, and elevator booking for move-in.
- Ask about: beach access (direct or across the street), the building's balcony and grill rules, and any construction or repair projects. Florida requires condo associations to complete milestone inspections and structural integrity reserve studies for many buildings three stories or higher (section 718.112(2)(g)-(h), Florida Statutes), and that work can mean scaffolding or closed pools for a while.
Living near Gulfstream Park and US-1
- What is there: Gulfstream Park, a horse-racing track with shops, restaurants and events, sits on US-1 at the south end of Hallandale Beach.
- Buildings: newer rental buildings and mid-rise condos along US-1, plus low-rise buildings and homes further west.
- Daily life: easier errands and bus access; the beach is a short drive or bike ride across Hallandale Beach Boulevard.
- Ask about: noise on event days, parking, and whether the unit faces US-1.

How to decide
- Count how often you would really go to the beach versus how often you run errands.
- Compare total monthly cost: rent plus parking, association items and electric.
- Tour one of each on the same day. Many renters change their mind after seeing both.

Fair housing: every listing is open to everyone. We describe buildings, prices and processes, never who lives where.
Questions to ask in a beach building
- Is beach access direct from the property, or across A1A?
- Are beach chairs, towels or cabanas included, or extra?
- How many parking spaces come with the unit, and is guest parking paid?
- Are there planned repairs to balconies, the garage or the pool?
- What are the move-in elevator rules and deposit?
Questions to ask near US-1
- Which way does the unit face, and is it on the US-1 side?
- Is there covered parking, and is it assigned?
- How far is the nearest bus stop on US-1?
Getting across the Intracoastal
Hallandale Beach Boulevard is the main bridge between the beach side and US-1 in Hallandale Beach; in Hollywood, Hollywood Boulevard and Sheridan Street cross further north. If you live on the beach side and work inland, try the drive at rush hour before you sign. Biking is also common on the beach side for short trips.
Whichever side you choose, compare the total monthly cost and the move-in total, not just the rent. A beach-side unit with paid parking and a high electric bill can cost more each month than its rent suggests, and an inland unit with included water and two spaces can cost less.
