Water is the main reason many people want Hallandale Beach. But "waterfront" in a listing can mean very different things: a beachfront tower, a unit facing the Intracoastal, a townhome on a canal, or a partial view of a lake from a balcony. Today there are 1043 live listings from $1,500 to $6,000 a month (median $2,850) near Hallandale Beach whose listing mentions the ocean, Intracoastal, a canal, lake or a water view.

The four kinds of "waterfront"
- Oceanfront. The building sits on the beach, mostly along South Ocean Drive. Ocean-side units usually ask more than city-side units in the same building.
- Intracoastal. Buildings and townhomes along the Intracoastal Waterway, with boat traffic views and sometimes docks.
- Canal and lake. Golden Isles and Three Islands have many units on canals and lakes.
- Water view. Not on the water, but you can see it. "Partial" or "peek-a-boo" views can be small.
What to check before you sign
- See the view yourself from inside the unit, ideally at the time of day you would be home.
- Storm readiness. Ask about impact windows or shutters, and who installs shutters before a storm. Look up the flood zone on FEMA's flood map service center and buy renter's insurance; standard renter's policies often exclude flood, so ask your insurer.
- Balcony rules. Some buildings close balconies during repairs or ban grills.
- Building projects. Many Florida condo buildings three stories or higher must complete milestone inspections and structural integrity reserve studies (section 718.112(2)(g)-(h), Florida Statutes). Ask whether repairs are planned that could affect the pool, parking or balconies during your lease.
- Docks. If you have a boat, a dock is rarely included automatically. Ask.
- Lease term. Waterfront units are often marketed seasonally. We show long-term rentals; read seasonal vs annual rentals.
Getting water without the top price
- Look at Intracoastal or canal units instead of oceanfront.
- Take a lower floor or a side view in a beach building.
- Check nearby cities: Hollywood and Aventura both have Intracoastal buildings.

Costs that come with the water
Waterfront units can carry extra costs that do not show in the rent: higher electric bills on sun-facing glass, paid parking in beach buildings, and sometimes higher renter's insurance. Some buildings also charge for beach service. Ask for the full monthly picture before you compare a waterfront unit with an inland one.
Hurricane season basics for renters
The Atlantic hurricane season runs from June 1 to November 30. Before you sign a waterfront lease, ask the building how it notifies residents before a storm, whether it closes garages or elevators during evacuations, and who handles shutters for your unit. Keep important documents in a waterproof folder and know your county's evacuation zone, which Broward and Miami-Dade publish online.
Finally, visit at high tide on a windy day if you can, especially for canal and Intracoastal units; it is the easiest way to see how the property handles water.
