What renting in Aventura is like

Mostly condo towers. Many rentals are individually owned units in high-rise buildings with pools, gyms, marinas or tennis, and staffed lobbies.
Association approval is common. Expect a separate association application, background check, fee and sometimes an interview. Florida's condo law, section 718.112(2)(k), caps the per-applicant approval fee (adjusted for inflation) and limits any association security deposit to one month's rent, if the building's documents allow them.
Lease minimums. Some buildings set minimum lease terms or limit how often a unit can be leased. Ask before applying.
Parking and guests. Assigned spaces, valet and guest rules differ by building.

The two cities share the same stretch of US-1 and the Intracoastal. Living in an Aventura tower, day to day

Front desk and packages. Most towers accept packages at the desk; ask about storage limits for large deliveries.
Guests. Buildings often require guests to be registered and may limit overnight guest stays or guest parking.
Moving. Expect a reserved service elevator window, a refundable move-in deposit and a mover's certificate of insurance.
Amenities. Pools, gyms and marinas are run by the association; ask whether any are closed for repairs.
Getting around. Biscayne Boulevard (US-1) is the main north-south road; Aventura has a free city shuttle and Miami-Dade Transit buses. Check current routes with the city and county.
