What a 1-bedroom usually looks like here
Dania Beach 1-bedrooms range from units in older two- and three-story garden buildings, often with one assigned parking space and shared laundry, to units in newer rental communities with in-unit washers and dryers, a pool and a gym. Older condos east of US-1 can be close to the beach; newer communities are more common west of I-95.
What a 2-bedroom usually looks like here
2-bedrooms add a second room and often a second bath. Townhome-style 2-bedrooms appear west of I-95 and may have their own entry and a small patio. If you are splitting rent, check whether the layout is split (bedrooms on opposite sides) or side by side.
How to pick between them
- Total cost, not just rent. Add electric (air conditioning is a big line in summer), internet, parking and any association fees.
- Income rule. Many landlords want monthly income around 2.5 to 3 times the rent. Roommates often combine incomes, but every adult usually applies.
- Commute. Dania Beach sits on I-95 and I-595 and next to FLL airport. Do a test drive at rush hour from the unit to work.
- Laundry. In-unit laundry is worth asking about; it is not standard in older buildings.
Checklist for touring
- Run the faucets and AC; ask how old the AC system is.
- Check windows and doors close and lock properly, and ask whether the windows are hurricane-impact rated or the unit has shutters.
- Ask what utilities are included and who handles repairs.
- Ask about association approval and timing.
- Photograph the condition before you sign, and keep the photos for move-out.

Budgeting the move
For either size, plan for first month, often last month, and a security deposit, plus application fees. If the building has an association, add its application fee too. Ask the landlord for the exact total in writing and compare totals, not just rents, when you choose between a Dania Beach unit and one in Hollywood or Hallandale Beach. Our move-in costs guide explains each line, and the deposit guide explains how Florida law handles your deposit when you move out.
When to widen the search
Dania Beach is a small city, and on some days our feed has only a few 1- and 2-bedrooms there in the $1,500 to $6,000 range. If you see none that fit, look at Hollywood next, which shares Dania Beach's southern border, and then Hallandale Beach. You can also leave your size, budget and move-in date on the form below; Zach will watch the MLS for new Dania Beach listings and text you when one matches, so you can tour before it is gone.
