Studio vs efficiency
Listings use the words loosely. A studio is usually one main room with a separate bathroom and a full or galley kitchen. An efficiency often means a smaller unit, sometimes attached to a house, with a kitchenette. Some beach towers have "hotel-style" studios built as part of a resort; ask whether those units allow annual leases.
Where studios show up
- Older oceanfront condo buildings. Several 1960s and 1970s towers on South Ocean Drive have studio units. You get the building's beach access and amenities for less rent; see the The Wave guide for one example building.
- Newer rental buildings along US-1 sometimes include studios with modern kitchens and in-unit laundry.
- Efficiencies behind or attached to houses, mostly west of US-1. Check that the lease is with the property owner and that the unit has its own entrance and lock.
Making a studio work
- Measure. Bring the floor plan or measurements to plan a bed, a sofa and a table.
- Storage. Ask about building storage lockers or bike rooms.
- Furnished? Some studios come furnished. Read furnished vs unfurnished.
- Light and air. One-room units depend on one wall of windows. Visit in daylight.
Applying for a studio
The process is the same as any unit: ID, proof of income, a credit and background check, and association approval in condo buildings. A lower rent can make the landlord's income rule easier to meet; many look for monthly income of about 2.5 to 3 times the rent. Use our documents checklist.

Studio living checklist
- Bed placement. Check where a bed fits away from the kitchen and the door.
- Kitchen. Full-size or apartment-size refrigerator? Two burners or four? Is there an oven?
- Ventilation. A working range hood or window near the kitchen matters in one room.
- Closet space. Measure it; studios vary a lot.
- Laundry. In-unit, on the floor, or in a shared room?
- Parking. Many buildings still assign one space per unit, even studios.
Is a studio cheaper overall?
Usually rent, electric and furniture costs are lower. But in a condo building, association application fees are generally per applicant, not per unit size, so they are the same as for a larger unit. Compare the full move-in total, not just rent, with a 1-bedroom in a simpler building.
Tip: if you work from home, ask whether the building has a business center or co-working room. Several towers do, and it can make a studio much easier to live in.
Studios and the income rule
Because the rent is lower, a studio can be easier to qualify for under a landlord's income rule. If a 1-bedroom in the same building is just out of reach, ask whether the owner or a neighbor has a studio coming up; listing agents often know about units before they hit the MLS. Studios are a small share of the rental market here, so when one that fits appears, tour it quickly and have your documents ready.
