Furnished vs Unfurnished Rentals Near Hallandale Beach

By Zach Curtis, licensed agent, Realty Hub, SL3664129. Updated October 18, 2026. General information, not legal advice.

Many Hallandale Beach and Hollywood condo owners rent their units furnished, partly because the area has a big seasonal market. If you are moving from out of state or for a one-year job, a furnished unit can save thousands in furniture and moving costs. If you have your own things, unfurnished gives you more choices. Here is how to choose.

Asking rents (not signed leases) from the long-term $1,500 to $6,000 listings in RentedFirst's BeachesMLS feed, calculated when this page loaded. Seasonal and short-term listings are excluded. "Furnished" is detected from the listing description and may include partly furnished units. Confirm with the listing. Updated October 18, 2026.

What "furnished" usually includes

It varies. Fully furnished often means beds, sofa, table and chairs, TV, kitchenware and sometimes linens. "Partially furnished" may mean only a few large pieces. Ask for the list.

Protect yourself on a furnished lease

  1. Get a signed inventory listing each item and its condition, attached to the lease.
  2. Photograph everything on move-in day, including existing wear, and send the photos to the landlord.
  3. Ask about removing items you do not need; some owners will store them.
  4. Check the lease term. Furnished units are often marketed seasonally. RentedFirst shows long-term rentals only; see seasonal vs annual.
  5. Know the deposit rules. Damage claims against your deposit follow section 83.49(3), Florida Statutes: written notice within 30 days, and 15 days for you to object. See the deposit guide.
  6. Renter's insurance covers your belongings, not the landlord's; ask what the landlord's policy covers.

Compare on total cost

Compare a furnished unit's rent with an unfurnished unit's rent plus the monthly cost of buying or renting furniture and moving it. For a short stay, furnished often wins; for a long stay, unfurnished usually does.

What to ask about a furnished unit

Answers to these are often the real difference between two furnished listings at similar prices. If you plan to bring your own pieces, say so before you apply; some owners will remove furniture, others will not.

Tip: in condo buildings, moving a full set of furniture in or out needs a service elevator booking, so ask the building before you plan a pickup.

Furnished units and deposits

With more of the owner's property in the unit, there is more that can be claimed at move-out. A detailed inventory with photos is your best protection. Report any damage or breakage as it happens, in writing, rather than waiting until the end of the lease, and keep copies of your messages. If a piece was already worn on move-in, your photos are what prove it.
