West Park and Pembroke Park Apartments: A Renter's Guide
By Zach Curtis, licensed agent, Realty Hub, SL3664129. Updated October 18, 2026. General information, not legal advice.
West Park and Pembroke Park are two small cities in south Broward County, just west of Hallandale Beach and north of the Miami-Dade line. They are often overlooked by people searching "Hallandale," but they are a few minutes' drive from US-1 and I-95 and the Florida Turnpike, and their rentals are often houses, townhomes and low-rise buildings rather than towers.

West Park
West Park is mostly residential streets of single-family homes and townhomes, with some newer townhome communities. Rentals here are often whole homes or townhomes with private entries and driveway or assigned parking. That makes West Park a common search for renters who want 3 bedrooms or a yard. If a home is in an HOA community, ask whether the HOA must approve renters and what it charges.
Pembroke Park
Pembroke Park is a very small town along Hallandale Beach Boulevard and Pembroke Road. Its housing includes condo and co-op communities, mobile home communities and some apartments, alongside commercial and industrial areas. Rental listings here can be thin, so watch the Pembroke Park apartments page or ask Zach to alert you.
Why renters look here
- Space for the money. Whole homes and townhomes are more common here than on the beach side. Compare the medians above with Hallandale Beach's live average rent.
- Simpler approval. A single-family home outside an HOA usually has only the landlord's screening.
- Roads. Quick access to I-95, the Turnpike and US-441.
What to check on a house or townhome rental
- Who maintains the lawn, pool and AC, and who pays water and trash?
- Is it in an HOA that screens renters, and how long does that take?
- Are there hurricane shutters or impact windows, and who puts shutters up?
- What is the pet policy?
- Get the move-in total in writing. Florida's security deposit rules are in section 83.49, Florida Statutes; see our deposit guide.

Renting a house vs a condo: what changes
- Maintenance. In a house, the lease decides who handles the yard, pool, gutters and pest control. Get it in writing.
- Utilities. You may pay water, sewer and trash directly, which condos often include in the association dues the owner pays.
- Approval. Outside an HOA there is usually only the landlord's screening, which can be faster.
- Storms. Ask who installs shutters and who is responsible for storm damage repairs.
- Insurance. Renter's insurance covers your belongings and liability; the owner's policy covers the building.
Houses and townhomes are also where most 3-bedroom rentals in our feed show up.
Getting to the beach and US-1
From both cities, Hallandale Beach Boulevard and Pembroke Road run east to US-1 and the beach, and west to I-95, US-441 and the Turnpike. Test the drive from the unit to your work and to the places you go most at the times you would really travel.
Inventory in both cities is smaller than in Hallandale Beach or Hollywood, so new listings can rent quickly. If you want a house or townhome here, leave your size, budget and move-in date on the form; Zach watches the MLS daily and will text you when a match appears.
