Hallandale Beach Average Rent: Today's Live Numbers by Bedroom

By Zach Curtis, licensed agent, Realty Hub, SL3664129. Updated October 18, 2026. General information, not legal advice.

"Average rent" numbers online are usually months old and mix in houses, luxury penthouses and seasonal rentals. Here is a cleaner answer from today's feed. Across 557 live listings from $1,500 to $6,000 a month (median $2,300), the simple average asking rent is $2,621. Because a few expensive units can pull an average up, the median (the middle listing) is the better number to plan with.

Asking rents (not signed leases) from the long-term $1,500 to $6,000 listings in RentedFirst's BeachesMLS feed, calculated when this page loaded. Seasonal and short-term listings are excluded. Updated October 18, 2026. RentedFirst's feed covers long-term rentals from $1,500 to $6,000 a month, so units outside that range are not counted.

How to read these numbers

Budget: what income do landlords look for?

Many South Florida landlords ask for monthly income of about 2.5 to 3 times the rent. That is a common screening rule, not a law, and each landlord sets its own. At the median rent above ($2,300), a 3x rule would mean about $6,900 a month in gross income. If you are below that, a co-signer, extra deposit or a lower-priced unit may still work.

How Hallandale compares to the cities next door

Hallandale Beach sits between Hollywood and Aventura, and renters often compare all three. The live pages show each city's count and lowest price: Hollywood, Aventura, Dania Beach, West Park and Pembroke Park. Fair housing: every listing is open to everyone. We describe buildings, prices and processes, never who lives where.

Why our numbers differ from other sites

National sites often blend asking rents, past leases and estimates for homes that are not even for rent. Our table only counts active long-term listings between $1,500 and $6,000 in the BeachesMLS feed, and it updates when the feed does. That makes it narrower but current. If you are budgeting above $4,000 or below $1,500, ask Zach to run a custom MLS search.

Check the trend yourself

Because this page recalculates from the live feed every time it loads, you can bookmark it and check back weekly. If the median for your size keeps falling, owners are competing for renters and you have more room to negotiate; if it keeps rising and units disappear in days, apply quickly and keep your offer clean. Zach can also tell you how long similar units have been listed, which is one of the best signals of whether an asking rent is firm.
