Listing portals are built for browsing. You find a place, send a message, and someone you've never met gets back to you. Then you do it again for the next place. Renting through one personal agent works differently: one person runs the whole thing with you. Here is exactly how it works with me, step by step.
1. Search: tell me once
Text me, fill in the form, or start your search here. Tell me your budget, size, move-in date, pets and the areas you're considering. You only explain it once. Right now my search shows 2,243 live long-term rentals from the MLS in Hallandale Beach and the cities around it.
Then I set you up with an automatic MLS search. New listings that match are emailed to you through OneHome, the MLS's own client portal, so you see them as they come on. When something looks good, tap it and I'll know.
2. Check: before you spend a dollar
Before you tour or apply, I contact the listing agent and confirm the unit is really available, the pet rules, whether a condo association has to approve you and how long that has been taking, and the full move-in total. If a place doesn't fit, you hear it from me before you pay an application fee.
3. Tour: I set it up
I book the showings with the listing agents and line them up so you can see several places in one trip. Showings run 9am to 7pm. Can't make it in person? Ask for a video tour.
4. Apply and make an offer
When you find the one, I help you put together a complete application: the owner's application, your ID, proof of income and anything the building asks for. Any lawful income counts, including housing vouchers. When it makes sense, I help you make a clear written offer on price, move-in date or lease length. The owner and, in many buildings, the condo association make the decision; my job is to get them a complete, clean file fast.
5. Approval and lease
Owner review often takes a few business days, and condo association approval often takes a few weeks, sometimes with a short interview. I keep after it and keep you posted. When the lease comes, we go through it together so you know your rent, dates, fees and rules. (I'm not a lawyer; for legal advice, talk to a Florida attorney.)
6. Move-in
Move-in money goes only to the landlord, the broker's escrow account or the title company named in your lease, never to me personally. Call me before you send anything. On move-in day, take dated photos of every room; they protect your security deposit later. See move-in costs explained.
What you actually get
- One point of contact. Me, from the first text to the keys. Same phone number the whole way.
- Your own renter page. Once we're working together, you get a private RentedFirst page with your next steps and dates, your tour schedule, and a secure place to upload documents. Only you and I can see your documents, and I share them with a landlord only when you apply for that home.
- New listings as they hit the MLS, by email through OneHome.
- Straight answers. Application and association fees are set by the owner or the association; I tell you about them before you apply.
Is a portal ever the better choice?
Sure. If you're just getting a feel for prices, or you're looking in a part of the country I don't cover, a big portal is a great place to browse. When you're ready to tour and apply in South Florida, that's where one person handling it all saves you time.
Start where you want to live: Hallandale Beach apartments, Sunny Isles Beach apartments, Aventura, Hollywood and Dania Beach. Or read a building guide: The Wave, Beach Club Two, Parker Plaza and The Hemispheres.
Want one person handling your search? Text or call me, Zach, at 754-332-7529, or start your search and I'll follow up myself.
