Apartment Rent Specials: How Move-In Deals Work and How to Find Them

By Zach Curtis, licensed agent, Realty Hub, SL3664129. Updated October 18, 2026. General information, not legal advice.

A "rent special" is any deal that lowers what you pay compared with the advertised rent: a free month, a reduced first month, waived fees, or a lower price for a longer lease. Specials are real, but they are easy to misread. Here is how to compare them and where to look.

Specials in our feed today

Out of 2237 live listings, 19 mention a special, a concession, a reduced price or a motivated landlord in the description (19 live listings from $1,500 to $4,500 a month (median $2,250)). They are listed first in the cards below. Many landlords will discuss a deal that is not in the listing at all.

Asking rents (not signed leases) from the long-term $1,500 to $6,000 listings in RentedFirst's BeachesMLS feed, calculated when this page loaded. Seasonal and short-term listings are excluded. The keyword check reads listing descriptions only. Confirm any special in writing. Updated October 18, 2026.

Do the math: net effective rent

A free month is spread over the whole lease. The formula is simple: (monthly rent × months you pay) ÷ lease months. Using today's median asking rent of $2,500 as an example, one free month on a 12-month lease works out to:

Advertised rent$2,500
Months you pay11 of 12
Net effective rent$2,292 a month
Total saved over the lease$2,500

But your lease still says $2,500. That matters at renewal: the landlord will usually start from the full rent, not the effective rent. Ask what the renewal is likely to be.

Kinds of specials

How to ask for a deal

  1. Be the easy applicant: documents ready, move-in date flexible, and a clean application.
  2. Ask for one thing, specific and reasonable: "Would the owner do $2,425 for a 12-month lease starting on the 1st?"
  3. Offer something the owner values: a longer lease, an earlier start, or a larger deposit if you have the cash.
  4. Get it in the lease. A verbal special is not a special.

Watch for "specials" that are scams

A rent far below everything else nearby, a landlord who cannot show the unit, or a request to pay by gift card, crypto or wire before a tour are classic signs of a rental scam. Read how to spot rental scams.

Compare specials the right way

When two units have different specials, compare the total you will pay over the whole lease, including fees, not the advertised rent. A unit with no special but a lower rent can be cheaper than one with a free month.

Timing and specials

Owners are usually most flexible when a unit has been empty for a while or when the move-in date they need is soon. If your date is flexible, say so; offering to start on the owner's preferred date can be worth as much as a discount to them.

Frequently asked questions

What is net effective rent?

It is the average monthly cost after a concession. For one free month on a 12-month lease, multiply the rent by 11 and divide by 12.

Does a free month lower my renewal rent?

Usually not. Renewals are normally based on the rent written in the lease, not the effective rent. Ask the landlord before you sign.

Can condo association fees be waived as a special?

Rarely. Association application fees are set by the association under its documents, not by the landlord.
