When to Start Your Apartment Search: A South Florida Timeline

By Zach Curtis, licensed agent, Realty Hub, SL3664129. Updated October 18, 2026. General information, not legal advice.

Start too early and the units you like will be rented before your move date. Start too late and you will be rushing through condo approval. Here is a timeline that fits how the South Florida rental market works. For how the market changes across the year, see our older post on the best time of year to rent.

Why timing is tricky here

The 60-30-14 day timeline

  1. 60 days out: set your numbers. Budget, size, must-haves and your move-in date. Check your credit (free at AnnualCreditReport.com). Read your current lease's notice requirement.
  2. 45 days out: gather documents. ID, pay stubs, bank statements, references. Use the documents checklist.
  3. 30 to 21 days out: tour and apply. This is the sweet spot. Units available now or in 2 to 4 weeks match your date, and you have time for association approval.
  4. 21 to 14 days out: approvals. Landlord approval, then the association package the same day. Follow up politely.
  5. 14 to 7 days out: lease and logistics. Sign, pay move-in funds safely, book the service elevator and movers, set up electric and internet.
  6. Move-in day: photos of every room before you unpack.

Give notice the right way

Do not give final notice at your current place until you have an approved application in writing. Check your current lease for its notice terms. Florida's statute on month-to-month tenancies, section 83.57, requires at least 30 days' written notice before the end of a monthly period for a month-to-month tenancy; a written lease may set its own terms. Read your lease and ask a lawyer if unsure.

What's available right now

Our feed shows 2237 live listings from $1,500 to $6,000 a month (median $2,500) today across Hallandale Beach and nearby cities. The listings change daily, which is why looking more than about six weeks out mostly helps you learn prices rather than reserve a unit.

Asking rents (not signed leases) from the long-term $1,500 to $6,000 listings in RentedFirst's BeachesMLS feed, calculated when this page loaded. Seasonal and short-term listings are excluded. Updated October 18, 2026.

If you need a place fast, tell us your date on the form, or try the Find my place box with something like "2 bed available next month under $2,800." Live lists: Hallandale Beach, Hollywood, search with filters.

Fair housing: every listing is open to everyone. We describe buildings, prices and processes, never who lives where.

If you are moving from out of state

Plan one trip for tours, or ask for live video tours with an agent who is physically at the unit. Line up your documents first, including an offer letter if you have a new job, and ask each listing whether the association needs an in-person interview, which affects when you must be in town.

Short on time?

If you need to move within two weeks, focus on units that are vacant now and not in a condo building that needs board approval, or ask the listing agent how fast the association has approved recent renters. Have documents and funds ready the day you tour.

Keep in mind that your own move-out date and your new move-in date rarely line up perfectly; a few days of overlap is often cheaper than a gap with storage and a hotel.

Frequently asked questions

How far in advance should I look for an apartment in South Florida?

Start researching about 60 days out, and tour and apply about 3 to 4 weeks before your move-in date, leaving time for condo approval.

How long does condo association approval take?

It depends on the building's documents and review schedule. Some approve within days, others take several weeks.
