Seasonal vs Annual Rentals in Hallandale Beach: Which One Are You Looking At?

By Zach Curtis, licensed agent, Realty Hub, SL3664129. Updated October 18, 2026. General information, not legal advice.

If you have searched Hallandale Beach rentals on a big listing site, you have probably seen beautiful furnished units that turn out to be available for only a few months, at a price that is really a winter rate. That is the seasonal market. If you need a year-round home, you are looking for an annual lease, and it helps to know how to tell them apart.

What RentedFirst shows

We only show long-term rentals. Listings whose descriptions mention seasonal, short-term, weekly or a maximum stay are filtered out automatically. After filtering, there are 557 live listings from $1,500 to $6,000 a month (median $2,300) in Hallandale Beach today.

How to spot a seasonal listing

Furnished is not always seasonal. Some owners rent furnished units on annual leases; see furnished vs unfurnished.

Building rules decide what is allowed

Condo buildings set leasing rules in their declaration and rules. Common ones: a minimum lease term (for example, some buildings set a minimum of several months), a limit on how many times a unit can be leased per year, and association approval for each new tenant. For example, a 2026 sale listing at The Wave in Hollywood described a minimum 3-month rental period there. These rules can change, so always ask the association or listing agent. Florida law also caps what an association can charge to approve a lease (section 718.112(2)(k), Florida Statutes).

Annual lease advantages

Tips for finding an annual rental fast

  1. Say "12-month lease" in your first message to any listing.
  2. Search after the winter season too; some owners switch units to annual leases when the season ends.
  3. Look beyond the beach: Hollywood, Dania Beach and West Park have more year-round housing.
  4. Ask about a longer lease; some owners prefer 18 or 24 months.

Live long-term lists: Hallandale Beach, waterfront, $4,000 to $6,000.

Fair housing: every listing is open to everyone. We describe buildings, prices and processes, never who lives where.

Questions to ask so there is no surprise

Why owners rent seasonally

Some owners use their unit part of the year, or earn more per month in winter. If a seasonal listing is the one you love, ask whether the owner would consider a year lease; the answer is sometimes yes, at a lower monthly price than the winter rate.

Seasonal listings and our search

Our filter reads listing descriptions, so an occasional seasonal listing can slip through if the owner does not use the usual words, and an annual listing can be hidden if it mentions a past seasonal use. If something looks off, ask Zach; he checks the lease terms with the listing agent before you apply.
